Situated in the outskirts of Bexhill on Sea, one of the country’s classic seaside resorts, this site provides easy access to the bracing environment of the English Channel and easy connections to London and much of the country’s south east coast.
The site is currently occupied by a pair of substantial detached houses that have suffered from a lack of care and attention for a prolonged period of time and are currently in a very poor state.
The redevelopment of this site provided a great opportunity to work with the ambitions of the local authority to expand and diversify the range of residential properties on offer in the area, whilst seeking to ensure that the new architecture of the proposed buildings sat comfortably with the suburban architecture of the neighbouring properties.
The proposals were developed in close consultation with the local authority (Rother Council), to strike a careful balance between the requirements of the planning framework, the need to ensure the viability of the project for our client and the need to responded sensitively to the established character of the surrounding area. Despite the failure of a national house builder to secure planning permission on the site previously, our proposals received the full backing of the planning department and overwhelming support from the planning committee.
Whilst the site is considerable in overall area, the proposed development footprint was significantly restricted by our client’s desire to protect important wildlife habitats within the site boundary and their wish to preserve a substantial area of the rear gardens for use as a private park for future residents. These criteria lead to the creation of a compact development that provides ten generous apartments across four floors whilst fitting comfortably within the context of the neighbouring properties.
